Not necessarily. Using a dwelling as a holiday let does not automatically require planning permission. However, if the nature or intensity of the holiday-let use is sufficiently different from its use as a home, it may amount to a material change of use, which would require planning permission.

Whether a material change of use has occurred is considered on a case-by-case basis. We would also need to take account of the property's planning history and any existing planning conditions or restrictions, such as a local occupancy condition.

If you want certainty about whether your proposed holiday-let use requires planning permission, you should apply for a Certificate of Lawfulness for Proposed Use or Development. This provides a formal legal determination from the Authority.

Alternatively, you can submit a pre-application enquiry for planning advice before proceeding. Please note that pre-application advice is informal and does not provide the same legal certainty as a Certificate of Lawfulness.

There is therefore no blanket rule that applies to all properties or holiday lets; the individual circumstances of each proposal need to be considered.
